Colliers: Bucharest Retail Rents Stay Among The Lowest In EMEA

Bucharest retail rents remained some of the lowest in the Europe, Middle East and Africa region over the past six months, according to real estate consultants Colliers.

Prime high street retail rents in Bucharest stayed flat at EUR75/sqm/month in the interval analyzed, while prime shopping center rents stagnated at EUR65/sqm/month, in sync with the trend seen by top cities in EMEA.

Bulgarian capital Sofia was the only city with rents lower than those in Bucharest, namely high street rents of EUR65/sqm/month and shopping center rents of EUR37 euro/sqm/month.

On the other hand, Bucharest yields remained some of the highest in the region, although they have declined over the past six months.

High street yields dropped to 9.5%, while shopping center yields dropped to 9%. Warsaw yields stand at 8% for high street properties and 6.5% for shopping centers, while yields in Prague reach 6.5% and 6.75% respectively.
